Volume and Value
In April, 3,138 dwelling purchases by households at market prices were filed with Revenue. This represents a 33.5% increase compared to the 2,351 purchases in April 2020 and a 20.6% decrease compared with the 3,951 purchases in March 2021. The total value of transactions filed in April was €979 million.
New and Existing Dwellings
Existing dwellings accounted for 2,676 (85.3%) of the dwelling purchases filed in April, an increase of 39.8% compared to April 2020. The balance of 462 (14.7%) were new dwellings, an increase of 5.7% compared to April 2020. See Figure 3.1.

Buyer Type
In the year to April, 39,165 dwelling purchases by households at market prices were filed with Revenue. Of these, 12,772 (32.6%) were purchases by first time buyer owner-occupiers, while former owner-occupiers purchased 20,985 (53.6%). The balance of 5,408 (13.8%) were acquired by non-occupiers. See Figure 3.2.
Revenue data shows that there were 936 first-time buyer purchases in April 2021, an increase of 16.1% on the 806 recorded in April 2020. These purchases were made up of 241 new dwellings and 695 existing dwellings.

Median Price
Households paid a median price of €265,000 for a dwelling on the residential property market in the 12 months to April 2021.
The Dublin region had the highest median price (€390,000) in the year to April. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€545,000), while South Dublin and Fingal had the lowest (€360,000).
The highest median prices outside of Dublin were in Wicklow (€359,950) and Kildare (€325,000), while the lowest price was €113,750 in Longford. See Figure 3.3.
Mean Price
Households paid a mean price of €304,263 for a dwelling on the residential property market in the 12 months to April 2021.
The mean price in Dublin (€466,211) was the highest in any region or county. Dún Laoghaire-Rathdown had the highest mean price in the Dublin region at €623,099, while South Dublin had the lowest at €380,067.
Outside of Dublin, the Mid-East was the most expensive region, with a mean price of €320,847. Wicklow was the most expensive county, with a mean price of €400,861.
The Border region was the least expensive region in the year to April 2021, with a mean price of €152,766. Longford (in the Midland region) was the least expensive county, with a mean price of €125,969. See Figure 3.4.

Neither median nor mean prices are appropriate for measuring the evolution of property prices as the mix of houses sold in different periods can change over time. The Residential Property Price Index is the definitive measure of property price trends.
