Volume and Value
In October, 4,428 household dwelling purchases were filed with Revenue. This represents a 7.1% increase compared to the 4,134 purchases in October 2018, and a 7.9% increase compared with the 4,103 purchases in September 2019. The total value of transactions filed in October was €1.3 billion.
New and Existing Dwellings
Existing dwellings accounted for 3,616 (81.7%) of the dwellings purchases filed in October, an increase of 7.1% compared to October 2018. The balance of 812 (18.3%) were new dwellings, an increase of 7.1% compared to October 2018 (See Figure 2.1).

Buyer Type
In the year to October, 45,486 household dwelling purchases were filed with Revenue. Of these, 14,337 (31.5%) were purchases by first-time buyer owner-occupiers, while former owner-occupiers purchased 23,989 (52.7%). The balance of 7,160 (15.7%) were acquired by non-occupiers (see Figure 2.2).
Revenue data shows that there were 1,423 first-time buyer purchases in October 2019, an increase of 11.1% on the 1,281 recorded in October 2018. These purchases were made up of 412 new dwellings and 1,011 existing dwellings.

Median Price
Households paid a median price of €256,000 for a dwelling on the residential property market in the 12 months to October 2019.
The Dublin region had the highest median price (€368,000) in the year to October. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€525,000), while South Dublin had the lowest (€342,000).
The highest median prices outside Dublin were in Wicklow (€325,000) and Kildare (€305,000), while the lowest price was €107,500 in Leitrim (See Figure 2.3).
Mean Price
Households paid a mean price of €294,195 for a dwelling on the residential property market in the 12 months to October 2019.
The mean price in Dublin (€437,082) was the highest in any region or county. Dún Laoghaire-Rathdown had the highest mean price in the Dublin region at €596,180, while South Dublin had the lowest at €365,659.
Outside of Dublin, the Mid-East was the most expensive region, with a mean price of €300,430. Wicklow was the most expensive county in the Mid-East region, with a mean price of €356,855.
The Border region was the least expensive region in the year to September 2019, with a mean price of €143,659. Leitrim (in the Border region) was the least expensive county, with a mean price of €122,304. (see figure 2.4).
Note
Neither median nor mean prices are appropriate for measuring the evolution of property prices as the mix of houses sold in different periods can change over time. The Residential Property Price Index is the definitive measure of property price trends.
