Residential Property Price Index in June 2022 has equalled its peak of the boom value of April 2007

Residential property prices (houses and apartments) increased by 14.1% nationally in the year to June. This compares with an increase of 14.4% in the year to May 2022 and an increase of 6.8% in the twelve months to June 2021.

In Dublin, residential property prices saw an increase of 11.8% in the year to June, while property prices outside Dublin were 16.0% higher than a year earlier. See Figure 1.1.

In Dublin, house prices increased by 11.9% and apartment prices were up by 11.2%. The highest house price growth in Dublin was in Dublin City at 13.8%, while Dún Laoghaire-Rathdown saw a rise of 10.1%.

Outside Dublin, house prices were up by 16.1% and apartment prices rose by 14.4%. The region outside of Dublin that saw the largest rise in house prices was the Border at 20.1%, while at the other end of the scale, the Mid-West saw a 11.9% rise. See Figure 1.2.

Historical Trends

The national index has now reached the value of 163.6 points, which is equal to its highest level at the peak of the property boom in April 2007. Dublin residential property prices are 8.1% lower than their February 2007 peak, while residential property prices in the Rest of Ireland are 1.3% lower than their May 2007 peak.

Property prices nationally have increased by 123.0% from their trough in early 2013. Dublin residential property prices have risen 127.6% from their February 2012 low, whilst residential property prices in the Rest of Ireland are 127.2% higher than at the trough, which was in May 2013. See Figure 1.3.
