Volume up 8.0% compared with August 2022

In August, 4,640 dwelling purchases by households at market prices were filed with Revenue. This represents an 8.0% increase compared with the 4,295 purchases in August 2022 and an 11.2% increase compared with the 4,174 purchases in July 2023. The total value of transactions filed in August was €1.7 billion.

Existing dwellings accounted for 3,884 (83.7%) of the dwelling purchases filed in August, an increase of 11.2% compared with August 2022. The balance of 756 (16.3%) were new dwellings, a decrease of 5.9% compared with August 2022. See Figure 3.1.

Buyer Type

In the year to August, 50,687 dwelling purchases by households at market prices were filed with Revenue. Of these, 17,460 (34.4%) were purchased by first time buyer owner-occupiers, while former owner-occupiers purchased 27,168 (53.6%). The balance of 6,059 (12.0%) were acquired by non-occupiers. See Figure 3.2.

Revenue data shows that there were 1,649 first-time buyer purchases in August 2023, an increase of 16.9% on the 1,411 recorded in August 2022. These purchases were made up of 424 new dwellings and 1,225 existing dwellings.

Median Price by Administrative Region

Households paid a median price of €320,000 for a dwelling on the residential property market in the 12 months to August 2023.

The Dublin region had the highest median price (€435,000) in the year to August. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€634,919), while Fingal had the lowest (€407,500).

The highest median prices outside of Dublin were in Wicklow (€420,000) and Kildare (€385,000), while the lowest price was €159,750 in Longford. See Figure 3.3.

Median Prices by Eircode Area

In the year to August, the Eircode area with the highest median price for household dwelling purchases was A94 'Blackrock’ (€735,000). The five most expensive Eircode areas by median price were in Dublin. The second most expensive Eircode area was DO6 ‘Dublin 6’, where the median price was €673,333. The third most expensive area was D04 ‘Dublin 4’, which had a median price of €670,000.

The Eircode area with the least expensive median price within Dublin was D10 ‘Dublin 10’, where the median price was €275,000.

Outside of Dublin the most expensive Eircode area over the last twelve months was A63 ‘Greystones’, with a median price of €525,000. The second most expensive Eircode area was A98 'Bray', where the median price was €458,500. The third most expensive was W23 ‘Celbridge’, with a median price of €450,000.

The least expensive Eircode area over the last 12 months was F45 ‘Castlerea’, with a median price of €135,000. The second least expensive area was H23: ‘Clones’ with a median price of €139,000. The third least expensive Eircode area was F35: ‘Ballyhaunis’, which had a median price of €140,000. See Figure 3.4.
