This publication is categorised as a CSO Frontier Series Output. Particular care must be taken when interpreting the statistics in this release as it may use new methods which are under development and/or data sources which may be incomplete, for example new administrative data sources.

Note - data released under the Residential Property Price Index series should be quoted as the official source of high level volume and median price transaction statistics.

The proportion of properties purchased jointly stood at 60.3% in 2021.

The number of dwellings purchased rose from 19,300 in 2010 to 46,420 by 2021.

Joint transactions took up a larger share of the residential property market in 2021 compared with 2010.

The proportion of properties purchased jointly rose from 47.0% in 2010 to 62.2% in 2019 and dropped to 60.3% in 2021.

From 2016 onwards, it is possible to provide data on the number of purchasers with and without children.

The majority of purchasers did not have children in 2021.

  • 35.4% were a sole purchaser without child/children
  • 32.2% were a joint purchaser without child/children
  • 28.1% were a joint purchaser with child/children
  • 4.3% were a sole purchaser with child/children

Kildare had the largest share of joint transactions in 2021 at 71.1%

Kildare had the largest share in 2021 of joint transactions, with 71.1% (1,970) of purchases by a joint purchaser. The joint share was smallest in Longford at 47.6%, (200 transactions).

Joint purchaser with a child/children purchase most expensive properties in 2021

In 2021, the median price of a residential dwelling was €280,000, with a large variation by type of purchaser.

The median prices in 2021 were:

  • €322,000 -   joint purchaser with child/children
  • €310,000 -   joint purchaser without child/children
  • €227,000 -   sole purchaser with children
  • €224,000 -   sole purchaser without child/children

Largest median prices found in Dún Laoghaire-Rathdown and surrounding regions

The highest median prices for sole purchasers were in Dún Laoghaire-Rathdown (€480,000), Dublin City (€350,000) and Fingal (€320,000). These areas also had some of the highest median prices for joint purchasers at €640,000 in Dún Laoghaire-Rathdown, €435,000 in Wicklow, and €427,000 in Dublin City.

Longford and Leitrim had the lowest median price for sole purchasers at €120,000 in 2021, while Longford had the lowest median for joint purchasers at €154,000.

The largest difference between sole and joint prices was €160,000 in Dún Laoghaire-Rathdown, while the smallest was just €34,000 in Longford.
