Volume and Value

4,134 stamp duty returns in respect of purchase of residential dwellings were filed with Revenue by households in October. This represents a 5.8% increase compared to the 3,906 returns filed in October 2017, and a rise of 8.2% compared with the 3,821 returns in September 2018. The total value of transactions filed in October was €1.3 billion.

New and Existing Dwellings

Existing dwellings accounted for 3,376 (or 81.7%) of the dwellings purchased in October, an increase of 3.9% compared to October 2017. The balance of 758 (or 18.3%) were new dwellings, an increase of 15.5% compared to October 2017 (See Figure 2.1).

Buyer Type

44,475 market dwelling transactions were filed with Revenue in the 12 months to October. Of these, 13,298 (29.9%) were purchases by first-time buyer owner-occupiers while former owner-occupiers purchased 23,002 (51.7%). The balance of 8,175 (18.4%) were acquired by non-occupiers (see Figure 2.2).

Revenue data shows that there were 1,281 first-time buyer purchases in October 2018, an increase of 12.2% on the 1,142 recorded in October 2017. These purchases composed of 380 new dwellings and 901 existing dwellings.

Median Price

Households paid a median price of €244,999 for a dwelling on the residential property market in the 12 months to October 2018.

Buyers in the Dublin region paid the highest median price (€365,000) in the year to October. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€534,999), while Fingal and South Dublin shared the lowest (€325,000).

The highest median prices outside Dublin were in Wicklow (€315,000) and Kildare (€290,000), while the lowest were €97,250 in Leitrim and €100,000 in Longford (See Figure 2.3).

Mean Price

The mean market price for a dwelling paid by households was €288,383 in the 12 months to October and the mean price paid in Dublin, at €445,104, was the highest in any region or county. Dún Laoghaire-Rathdown had the highest mean price in the Dublin region at €620,476 while South Dublin had the lowest at €359,114.

Outside of Dublin, the Mid-East was the most expensive region with a mean price of €289,211. Wicklow was the most expensive county in the Mid-East region with a mean price of €357,322 and the second most expensive county in Ireland, after Dublin.

The Border region was the least expensive region in the 12 months to October 2018 with a mean price of €134,573 and Longford (in the Midland region) was the least expensive county with a mean price of €108,733 (see Figure 2.4).

Neither median nor mean prices are appropriate for measuring the evolution of property prices as the mix of houses sold in different periods can change over time. The Residential Property Price Index is the definitive measure of property price trends.
