Volume and Value
In December, 4,391 household dwelling purchases were filed with Revenue. This represents a 2.0% increase compared to the 4,307 purchases in December 2018, and a 10.0% increase compared with the 3,991 purchases in November 2019. The total value of transactions filed in November was €1.3 billion.
New and Existing Dwellings
Existing dwellings accounted for 3,385 (77.1%) of the dwelling purchases filed in December, a decrease of 1.5% compared to December 2018. The balance of 1,006 (22.9%) were new dwellings, an increase of 15.8% compared to December 2018 (See Figure 2.1).

Buyer Type
In the year to December, 45,276 household dwelling purchases were filed with Revenue. Of these, 14,452 (31.9%) were purchases by first-time buyer owner-occupiers, while former owner-occupiers purchased 23,826 (52.6%). The balance of 6,998 (15.5%) were acquired by non-occupiers (see Figure 2.2).
Revenue data shows that there were 1,482 first-time buyer purchases in December 2019, an increase of 7.2% on the 1,382 recorded in December 2018. These purchases were made up of 522 new dwellings and 960 existing dwellings.

Median Price
Households paid a median price of €259,000 for a dwelling on the residential property market in the 12 months to December 2019.
The Dublin region had the highest median price (€370,000) in the year to December. Within the Dublin region, Dún Laoghaire-Rathdown had the highest median price (€525,000), while South Dublin had the lowest (€345,000).
The highest median prices outside Dublin were in Wicklow (€325,000) and Kildare (€307,000), while the lowest price was €110,000 in Leitrim (See Figure 2.3).
Mean Price
Households paid a mean price of €295,714 for a dwelling on the residential property market in the 12 months to December 2019.
The mean price in Dublin (€439,418) was the highest in any region or county. Dún Laoghaire-Rathdown had the highest mean price in the Dublin region at €602,651, while South Dublin had the lowest at €362,755.
Outside of Dublin, the Mid-East was the most expensive region, with a mean price of €302,816. Wicklow was the most expensive county in the Mid-East region, with a mean price of €358,203.
The Border region was the least expensive region in the year to December 2019, with a mean price of €145,377. Leitrim (in the Border region) was the least expensive county, with a mean price of €120,805. (see figure 2.4).
Note
Neither median nor mean prices are appropriate for measuring the evolution of property prices as the mix of houses sold in different periods can change over time. The Residential Property Price Index is the definitive measure of property price trends.
